Ignoring your house maintenance affects enjoyment of your home and influences the overall value of it !!!

Eight common household problems:
  • Faulty roof (roof leaks may cause structural and cosmetic damages)
  • Malfunctioning gutters (water damages)
  • Poor foundations (water inside the house, mold)
  • Poor tub and shower caulking and grouting (water leaks, especially to the rooms below the fixture)
  • Damaged bathroom tile (again, water leaks to the floor below)
  • Electrical outlets (not enough of them may create possible fire hazard)
  • Poor attic ventilation ( excess moisture, damages to the roof sheathing)
  • Lack of mechanical system upkeep (buildup in the flue/hazard of chimney fire)
Fix these problems as soon as possible to avoid huge repair costs.

A Home Exterior Makeover
Improving your home exterior appearance you should know these helpful tips:
  • Latex paint is the first choice for exterior paint. It is easy to apply, cleans up with water and dries fast. Latex paint can be applied without a primer.
  • For cinder blocks the best paint is solvent-tinted rubber-based.
  • Painting other surfaces. Remember to sand the problem areas first, wash the surface and than apply a coat of zinc-based primer (on any bare metal).
  • You can use any standard topcoat to renew faded aluminum siding.
  • For windows and doors chose a glossy paint.
  • If your roof leaks it may not need to be replaced (when the roof is less than 15 years old) just find the leak and patch it.

Understand what you are selling
You are not selling a house…you are selling a HOME!

A home is probably the biggest purchase a person ever makes. It is more then walls and roof; it is a personal shelter, very private area. You have to remember that buyers buy not only with their head, but with their hart as well. Try to put yourself in the buyer’s shoes, beside obvious things as location, size and quality of construction, does your home has that little something like a spectacular lilac bush or kitchen bay window filled with potted herbs? It is up to you to make a potential buyer to fall in love with your house.

Tackle your closets
Almost all buyers are looking for plenty of closet space, so ...
  • Clothing for other seasons should be stored elsewhere (attic, basement)
  • A few empty hangers will give the impression that there is closet space for more clothes.
  • Invest in inexpensive shoeboxes, or racks. Clean closet floor gives a closet more spacious appearance.
  • Closet shelves should be organized.
  • Hang a bag of cedar chips or ball of potpourri in the closet, which will give it the refreshing whiff.
  • Be sure that every closet in your home has a light so the buyer can inspect the inside without problems. If your closets do not have lights, pick up some easily installed closet lights from hardware store.

Showing your home
  • Are you willing to show your home at any time? The more people who see your house, the more likely you are to sell it quickly.
  • Cheerful props in the kitchen. Pleasant kitchen is on the top of most buyers' list of main concerns. Make kitchen more inviting by placing fresh fruit on the counter, or leaving an open cookbook. Fill your kitchen with pleasant aroma.
  • Air out your home half an hour before showing (any home will smell better)
  • Set thermostat at a comfortable temperature (you want buyers to feel comfortable as they explore your home.
  • Turn on enjoyable background music (let music add the special ambience to your home)
  • Keep out of sight during a showing of your home. No buyer feels entirely relaxed and comfortable as he or she tour a home with the seller following behind. Let your agent do the job.

Dress up your yard
You have to understand that much of the value of the package you are selling is in the land itself. Here are some tips how to shape up your yard:
  • Prune the bushes
  • Keep your grass under control, mow the lawn and keep it watered.
  • Put pine bark mulch around your shrubs, it will make an impression of well keep house.
  • Eliminate all weeds that grow between bricks or flagstones.
  • Plant various colorful flowers to lighten up your yard.
